⚠ Know the risks

What a missed date can cost.

The rules for landlords in England, in plain terms.

Gas safety

A fine with no upper limit

An annual check by a Gas Safe engineer is a legal duty. Breaking the rules is a criminal offence and the HSE can prosecute, with possible prison in serious cases.

HSE guidance

Electrical safety (EICR)

Up to £40,000

Installations need inspecting at least every 5 years. Councils can issue a civil penalty for each breach.

GOV.UK guidance

EPC

Up to £5,000

Letting a home rated F or G without a valid exemption can bring a penalty of up to £5,000 per property.

GOV.UK guidance

Smoke and CO alarms

Up to £5,000

If a council remedial notice isn't followed within 28 days, it can charge a penalty for each breach.

GOV.UK guidance

Section 21 notices ended in England on 1 May 2026 under the Renters' Rights Act, but the duties and penalties above still apply. If a certificate lapses, it's worth checking your insurance policy. This is general information, not legal advice. Renters' Rights Act on GOV.UK
